A 16-year-old disabled boy has died in a Perth house fire after being unable to escape due to his impaired mobility.

The body of Sachi Siddhu, who suffered the rare genetic disorder Sanfilippo syndrome, was found just centimetres from safety, after a fire engulfed his South Guildford home at about 2.35am (WST) on Saturday.

It is believed the boy was in his bedroom when the fire broke out.

He managed to crawl to a sleepout area near the back door of the house, but perished in the fire as his parents tried to put it out with a garden hose.

Police arson squad detectives said it appeared the fire was started by accident, but the actual cause was unknown as it had spread quickly.
